This 1,900 square foot home just sold in Jupiter Farms in only 38 days for the price of $ 280,000. This was a cash transaction.

As I've mentioned before, the bulk of the sales in Palm Beach county are now under $ 500,000 and most are being made by First Time Home Buyers due to the $ 8,000 credit from the gov't.

The average selling price was $ 235,278 but the median sales price was $ $ 204,000.



Remember, median home prices for the first quarter of this year dropped 31% from a year ago.

This 5,500 sq. ft. house just sold in Frenchman's Reserve, an upscale, Toll Brothers development located just south of Jupiter in Palm Beach Gardens.

The house was originally listed at $ 1,799,000 in June of 2007. During the nearly 2 years it was on the market, the price was raised and lowered several times and rented.

It wasn't until the price got down to $ 1,299,000 that a buyer was found.

Leaving the entrance and the river, the park opens up to hiking and biking trails, an old farmstead with sawmill, garden, citrus groves and animals feeders.

Tiger Woods estate on Jupiter Island

Here is an aerial shot of the several parcels on Jupiter Island that Tiger Woods bought and is converting into one compound. The main house was once owned by Chuck Curcio of Tire Kingdom fame. Rumor has it he moved into a cult and gave it all up, but that’s not true. Well, tomorrow Greg Norman's house on Jupiter Island will have been on the market for 1 year. OK, they've reduced the price...down from $ 65,000,000 to $ 47,500,000. Apparently even a price reduction of $ 17.5 million isn't enough to get a buyer. This is one of the truly spectacular home sites on Jupiter Island running all the way through the island from the Intracoastal Waterway to the Atlantic Ocean. And, he has a beachfront house to boot. I know the nearly $1,000 a day in taxes is really a pain.

Guanabanas Restuarant in Jupiter


Wow, the extreme makeover has blown the doors off the Jupiter restaurant scene !
When Guanabanas first opened, interest in the restaurant was lackluster. So, last year the owners spent $ 2.5 million upgrading the facility which sits on the Jupiter River. And the results have been overwhelming! If you want to go to dinner there, go early or risk a long wait.  On a weekend night, it almost looks like a movie premier here with the crowds.

The outdoor dining has a distinctive, tropical look with specialty plants like bamboo and towering elephant ears, and varying floor heights. These give nearly every table a private feel yet most still have a great view of the water and the prevailing, S.E. breezes. If you want to try something completely different, this is it!

There are also Adirondack chairs facing the water where you can have a drink and watch the activity on the water.  The Jupiter Outdoor Center rents kayaks and paddle boards if you want to venture onto the water.  If you would like a personal tour by the water from a kayak, you can be shown the best areas.

Keith Hernandez to sell


Baseball star Keith Hernandez (and of Seinfeld fame) has listed his 2,600 square foot townhome here in Jupiter for $ 685,000.
The unit is a tasteful, waterfront unit and although I know he has lived here for several years, he was seldom seen in town.
So, last month 119 homes sold but how did they break down by price range?

97 of 119, (82%) were under $ 500,000. Whew, that doesn't leave many others does it?

Only 10 sold between $500,000 and $1 million. And, of the few remaining sales over $ 1,000,000...three were in Admirals Cove. With its waterfront estate homes and 80,000 square foot clubhouse, Admirals continues to sell.

So, what is really happening in Jupiter and Tequesta. Well, according to the Regional MLS, last month in these 2 cities there were 119 sales (not under contract). This is about 6% of the active listings and of course doesn't count FSBO's and those temporarily off the market. At this rate, it will take about 16 months to get back to a "normal" supply (6 months supply) if NO MORE homes come on the market. If you read my last post, you know that the bulk of these sales are being done by first time home buyers taking advantage of the $ 8,000 credit from Uncle Sam.

Home sales data for first quarter


The official numbers are in for Palm Beach and it looks very promising ! Home sales for the first quarter of this year are up over 20% from last year. This, in spite of the huge spike in foreclosures. But, the reasons are really two fold. First, median home prices have fallen 31% year to year. Second, much of the activity is being generated by the first time home buyer rebate program, that is the $ 8,000 carrot from the government. Visit me on the web at:

First Time Home Buyers


First-time home buyers--like teachers, firefighters and other middle class workers who were once priced out of the Palm Beach County market during the big run up--are rejuvenating the low end of the county's real estate market.
The number of sales contracts for Palm Beach County went up 134% from March to April of this year, according to Regional MLS figures.
Historically low interest rates and an $ 8,000 credit for first-time buyers are the most influential reasons.

Existing home sales slip


WASHINGTON – April 23, 2009 – Existing-home sales eased in March but first-time buyers are responding to low mortgage interest rates and tax credits, according to the National Association of Realtors® (NAR).Existing-home sales – including single-family, townhomes, condominiums and co-ops – declined 3 percent to a seasonally adjusted annual rate of 4.57 million units in March from a downwardly revised level of 4.71 million in February, and were 7.1 percent lower than the 4.92 million-unit pace in March 2008.Lawrence Yun, NAR chief economist, said the market appears to be stabilizing with modest monthly ups and downs, and that first-time buyers are driving the market. “The share of lower priced home sales has trended up, indicating a return of many first-time buyers, which we also see in a parallel member survey,” he said. “Sales in the upper price ranges remain stalled because of higher interest rates on jumbo loans.” An NAR practitioner survey in March showed first-time buyers accounted for 53 percent of transactions, based largely on contracts offered before the $8,000 first-time home buyer tax credit became available.

Winter season comes to an end!

So, the season of 08-09 comes to an end since May 1 officially signals the end of the season. You can finally get a decent tee time again and find a parking space.

Its now not uncommon to find the auto transport companys parked in front of our premier club communities picking up cars to take back up north.

The ocean is still fairly cool this time of year, but summer dophin fishing is just around the corner.
