Admirals Cove homes: November market wrap up

As we head into the peak of the season in our country clubs, it's time to drill down into the activity at Admirals Cove and see what happened during November.

The number of Admirals Cove homes for sale reached a low earlier this year when only 39 houses were listed for sale.  Since that time, the number of active listings has nearly doubled.  There are now 65 homes listed for sale.  You can use this link to see all of them.

Two of the three most expensive houses are directly on the Intracoastal and are listed in the $8 million plus range.  One home is the former residence of the developer of Admirals Cove, Ben Frankel.  The other is the last private home designed by internationally acclaimed architect, Frank Israel. 

The other home listed over $8 million is on Eagle Drive.  Homes for sale near the end of Eagle Drive can command the higher prices, in the $8 million range, like those on the end of Mariner Drive.

During November, there were 9 new homes listed for sale with a median price right at $2.5 million. This is $581 per square foot.  These prices can be deceiving though since a long or wide water view can command a much higher listing price than a golf course view.

There were no closings, but 3 houses did go under contract.

Jupiter real estate market: November wrap up

Jupiter real estate continues to change as we head into the most active part of our season.  Things are bustling at the country clubs in the area like Admirals Cove as the last of the seasonal residents take up residence.

So let's take a quick look at the end of month wrap up in the local market.

Jupiter homes for sale

The local scene is now dominated by new construction as the DiVosta homes in Sonoma Isles opened for sale on November 23.  And this is not the only new construction project in zip code 33478.

Across the street from Sonoma Isles, the Toll Brothers community of Jupiter Country Club continues to offer new estate homes and further west, new estate homes are selling on the former site of the Burt Reynolds Ranch.  These homes are called Reynolds Ranch.  BTW- His Intracoastal home just sold after years on the market.

At the end of the month there were 793 active listings for Jupiter and Tequesta.  176 of them are priced over $1 million.  Of these homes, 128 are listed as waterfront properties although this might include lakes.

In the last 30 days, 127 homes sold in Jupiter and Tequesta and the median price was $305,000. During that same period, 257 homes were newly listed for sale.  If you have been following my blogs, you know that sales of homes in Palm Beach County just hit an 18 month low.

Sonoma Isles, new DiVosta homes, open for sale

Sonoma Isles is the latest DiVosta community to go up in the Jupiter/Palm Beach Gardens area. Located on the north side of Indiantown Road across from the Toll Brothers community of Jupiter Country Club, nearly 300 homes will begin selling November 16.

DiVosta homes have long been exceptionally highly prized for their famous "Built Solid" concrete construction method.  This method uses frames to retain poured concrete as walls instead of the more customary CBS block method of stacking.

Solid concrete construction was used on the Florida Keys to make homes more "hurricane proof" and with the addition of "impact" windows on today's homes, these should easily withstand winds to the rated 140 mph threshold.

Home prices will start in the mid-$600's and go to over $1 million.  This is in line with other new homes at Jupiter Country Club, Rialto and Windsor Park.  Other new construction homes offered by Standard Pacific in The Prado start near $1 million.

Jupiter home prices, an update

The market for Jupiter homes continues to heat up.  Prices and all other relevant statistics point to a high demand for our houses.

16 homes were listed for sale in this area during the last 24 hours.  If we drill down into the data a little we find that the median home price is $ 429,000 with works out to $ 194.41 per square feet of living space.

This takes into account all price ranges and the median gives a better insight than the average.

Days on the market have dropped to only about a month.  So, if you are looking at Jupiter homes for sale, be sure and talk to your agent and lender to make sure there are no surprises.

This is where a great agent can help.  Lending rules have tightened up since 2008 and the slightest mistake can really foul up you plans.

And you may lose the house you want.

Burt Reynolds Ranch is set for development

Change is coming to Jupiter Farms and the 33478 zip code.  As the housing market here continues to heat up the undeveloped land around Jupiter Farms is coming under pressure.

Near the Florida Turnpike several hundred homes are going to be built by DiVosta Homes in Sonoma Isles.  Divosta, owned by Pulte, has been one of the most prolific builders in this area for decades. His homes in The Bluffs, The Hamptons and Oaks East have always been popular because of the pleasing floor plans, solid concrete construction and oak lined streets.

In the Farms, the famous Burt Reynolds ranch is set to undergo development into luxury homes on oversize lots.  K. Hovnanian purchased the property from the Palm Beach County School Board as has approval for construction.

At one time, the ranch/movie set was a tourist destination but for the last few years it has set abandoned.  It is located on the eastern side of the Farms on Jupiter Farms Road next to the local gathering spot, Town N Country Feed.

Loxahatchee River homes setting new sale records

Loxahatchee River homes for sale and other waterfront locations are setting new records. The market for homes in Jupiter is red hot and nowhere is this more apparent than in waterfront properties. Homes like this riverfront home along the Loxahatchee River in Jupiter are selling in just days and sometimes at full price in cash deals.

There was a sale of $ 2.3 million dollars recently that sold the same day it came on the market.  The home below is listed for near $ 3 million and is on the Pennock Point riverfront area.

These sales are setting new per square foot records too.  One house just sold for near $ 700 per foot.
If you live along the river, this is the best time in years to sell...and of course, this can't last forever.
If you have a house for sale that is not selling, there is some reason that it is not moving.  And it may not be the price.

Jupiter real estate market is still getting hotter

The real estate market in Jupiter and Tequesta has been really hot for the last couple of years.  But it is getting even hotter!

Jupiter homes for sale offer a wide range of opportunities from modest 2/2 condos to waterfront properties in the millions.  In the last 30 days, we had 248 sales with the top priced sale at just under $ 5 million for an Intracoastal home in Tequesta.

Homes have dropped their time on the market to just 32 days, which is remarkable.  If you are coming to look at homes you should have all your financing in place, a letter of approval from a lender and be ready to offer your highest and best price immediately.  In this market, there is no place for hesitation.

The median price for these sales was $ 333,000 and $ 187 per square foot up from around $ 155.  All things considered it is a great time to sell.  And it is always a great time to find a new home in fabulous Jupiter, you just have to be ready to pounce when you see it.

Jupiter Beach Resort Overview

Coming to look at Jupiter homes for sale or a vacation?  Well, if AirBnB is not on your list, check out the Jupiter Beach Resort.

The highly desirable Islands of Jupiter

On the north side of Jupiter, where the Loxahatchee River meets Tequesta, is the waterfront community known as the Islands of Jupiter.  Here along the banks of the tranquil river flowing out of Jonathan Dickinson State Park estate homes offer luxurious living.

This home closed yesterday at a price of $ 1,520,000.  It has just over 4,700 square feet of living space with 6 bedrooms and 5 1/2 baths.  It was on the market for 23 days.

The Islands of Jupiter occupy a very unique spot along our coast.  Tucked away in a corner of the river where Jupiter meets Tequesta and Jonathan Dickinson State Park, the area is especially quiet. But the ocean is just a short boat ride away down the river and out the Jupiter Inlet.

Most of the Islands of Jupiter homes have docks and boat lifts.  This means you can walk out your door and after a short boat ride of about 10 minutes, head out the Jupiter Inlet to the ocean or over to the Bahamas which are about 45 minutes away.

Homes for sale in the Islands of Jupiter range from about $1.5 million to near $3 million for a location with a long river view.  I recently sold a home on Reach Island for $2.4 million.

Jupiter Farms means backyard chickens

Just west of the Town of Jupiter, is Jupiter Farms. The 16 square-mile area has about 5000 residents. Folks moved to Jupiter Farms to get away from restrictive HOA covenants and the distractions of having neighbors very close.

Out in "the Farms" as the residents call it in there are no HOA restrictions so you can do exactly as you please. One of the things that people like to do is have backyard chickens. Backyard chickens are very popular these days and with the perfect weather we're having right now egg laying is on the rise.

Homes in Jupiter Farms are typically situated on 1.25 acres although there are some 1 acre parcels. The older homes tend to me made of frame construction and often have a pond which was created to get the fill needed for the home pad.

The homes built in the last 15 years don't have ponds since fill was trucked in.  And nobody builds frame houses anymore.

There is a myth that frame houses are not a sturdy but the real issue is that wood simply rots in our sub-tropical climate.  Purchase costs are lower but maintenance costs are higher.

Recent sale in highly desirable North Fork

North Fork is a small and protected enclave of oak lined streets with some lake views.  Located on the upper north side of Jupiter, it is quiet and safe with good schools and slightly larger homes that might be found in the nearby neighborhood of The Shores.

This house just sold for $ 562,500 after 69 days on the market.  It features 2,577 square feet of living space spread out over 4 bedrooms and 3 baths.

Homes in North Fork and the surrounding neighborhoods like Cypress Cove and Loxahatchee Estates typically sell in this price range and feature Rutenberg style floor plans. And of course, like all Jupiter homes, the schools are all top quality.

Fabulous winter weather moves in one more time

Jupiter, along with most of coastal Florida, enjoys fabulous weather in the winter. However, the past couple of years we have missed out on the weather because it stayed so warm.

It seems like winter was replaced by "summer lite" with temperatures during the winter reaching levels not usually seen until late spring.  It causes the orange trees to bloom earlier than they should and never really kills the mosquitoes.

But this weekend we were treated to some of our special winter weather.  After the leading edge of the cold front came through on Thursday and Friday, it was followed by glorious days and nights.

 If you have been trapped by the unusually heavy snowfalls this year, give us a try down here.  Florida just passed New York as the third most populous state so the best spots are going quickly.  Of course, anyone who can live in Jupiter...does!

Our weather is one of the reasons this area, from Jupiter to Palm Beach Gardens, is called the Golf Capital of the World.  The area is populated with luxury clubs like Admirals Cove and Trump National Jupiter as well as prized public venues like the North Palm Beach Country Club.

Bay Colony offers unique waterfront properties

Jupiter, and it's smaller neighbor to the south, Juno Beach, offer some of the finest waterfront properties along the S.E. coast of Florida.  Here, in club communities like Admirals Cove, the mostly seasonal residents enjoy the protected atmosphere of luxurious country club living.

Club memberships in most of these communities run well over $ 100,000 and joining is mandatory if you purchase a home. Only Jonathan's Landing retains the feature of optional membership to residents.

Another issue facing those longing to live on or with a view of the water is that many of these homes were built over 20 years ago and have the architectural features popular at the time.  Even if upgraded sometime in the past, new owners could well be faced with the task of updating again.

That is unless you consider Bay Colony in Juno Beach.

Heading south from Jupiter right along the coast you come to Juno Beach, just before North Palm Beach.  Juno is the true beach lovers paradise since some of the condos are located right on the ocean, which is not allowed in Jupiter.  But most of the condo units here are older so Bay Colony offers something not found in too many other places, new construction.

And on the 14 acre compound there is a clubhouse next to the pool with a very cool fire pit. On the fabulous winter nights this is certainly the place to be.

Inside the units, you will not find the outdated Mediterranean features or the really outdated, original features found in some of the condos along Celestial Drive.  All the furnishings are light and tropical with a distinct West Indies feel.

Some of the units are being sold with docks which can be leased or sold to other Bay Colony residents.  Ocean access is about 15 minutes away via Jupiter Inlet to the north or slightly further via the Palm Beach Inlet to the south.

Trump National Jupiter: A peek behind the gates

When Jack Nicklaus began developing his Bears Club parcel on the border between Jupiter and Palm Beach Gardens, he also designed and built the golf course on the adjacent parcel which became the centerpiece of the Ritz Carlton complex.  Here estate homes line the quiet fairways and the natural environment is also home to lots of native wildlife including a nesting pair of bald eagles.

Even though these homes were built during the building boom of the early 2000's they lack the heavy Mediterranean influence found in any number of other luxury communities in the area like Mirasol.

And while these estate homes certainly have Tuscany inspired designs they are styled more like those you might find in the wine regions of northern California.  In addition to the estate homes, the Ritz also offered fractional ownership properties.  While conceptually they are similar to time shares, these speak to your personal needs and desires on a whole different level.

Shrimping in the Indian River, north of Jupiter

Everyone loves shrimp!  Remember Forrest Gump and all the varieties of shrimp they talked about? Well, in South Florida you can catch your own.  You usually have to go out at night and here is a great video showing how to go about this.

In Miami, it is not uncommon for shrimpers to catch hundreds in one night when the shrimp are really running.

Golden Retriever owners meet at Jupiter Beach

The scene around Jupiter is all about waterfront living.  Whether you live in an estate home in Admirals Cove or Jonathan's Landing, a condo on Jupiter Island or just like to hit the beach and go snorkeling there is always a spot that is just right for you.

One of the prime features of the famous Jupiter Beach is the fact that it is "dog friendly". Recently, I came upon a Meet Up group of Golden Retriever owners who had all brought their pets to the beach. Here's what the scene looked like.

And everywhere in Jupiter is close to the beach.  Homes in Abacoa are about 5 minutes away along Donald Ross Road (maybe 10 minutes if you catch the bridge up) and even those way out on the western side of town in Jupiter Country Club or Sonoma Isles are only about 15 minutes away.
