Admirals Cove homes: November market wrap up

As we head into the peak of the season in our country clubs, it's time to drill down into the activity at Admirals Cove and see what happened during November.

The number of Admirals Cove homes for sale reached a low earlier this year when only 39 houses were listed for sale.  Since that time, the number of active listings has nearly doubled.  There are now 65 homes listed for sale.  You can use this link to see all of them.

Two of the three most expensive houses are directly on the Intracoastal and are listed in the $8 million plus range.  One home is the former residence of the developer of Admirals Cove, Ben Frankel.  The other is the last private home designed by internationally acclaimed architect, Frank Israel. 

The other home listed over $8 million is on Eagle Drive.  Homes for sale near the end of Eagle Drive can command the higher prices, in the $8 million range, like those on the end of Mariner Drive.

During November, there were 9 new homes listed for sale with a median price right at $2.5 million. This is $581 per square foot.  These prices can be deceiving though since a long or wide water view can command a much higher listing price than a golf course view.

There were no closings, but 3 houses did go under contract.

Jupiter real estate market: November wrap up

Jupiter real estate continues to change as we head into the most active part of our season.  Things are bustling at the country clubs in the area like Admirals Cove as the last of the seasonal residents take up residence.

So let's take a quick look at the end of month wrap up in the local market.

The local scene is now dominated by new construction as the DiVosta homes in Sonoma Isles opened for sale on November 23.  And this is not the only new construction project in zip code 33478.

Across the street from Sonoma Isles, the Toll Brothers community of Jupiter Country Club continues to offer new estate homes and further west, new estate homes are selling on the former site of the Burt Reynolds Ranch.  These homes are called Reynolds Ranch.  BTW- His Intracoastal home just sold after years on the market.

At the end of the month there were 793 active listings for Jupiter and Tequesta.  176 of them are priced over $1 million.  Of these homes, 128 are listed as waterfront properties although this might include lakes.

In the last 30 days, 127 homes sold in Jupiter and Tequesta and the median price was $305,000. During that same period, 257 homes were newly listed for sale.  If you have been following my blogs, you know that sales of homes in Palm Beach County just hit an 18 month low.
